Since June 2026, the Maharashtra Co-operative Societies (Amendment) Rules, 2026 limit what a housing society can charge. Interest on late dues cannot be more than 12% a year simple interest, and non-occupancy charges for a rented-out flat are 10% of its service charges. Use this tool to check your bill.

Limits under the 2026 rules
| Charge | Limit |
|---|---|
| Interest on late dues | Fixed by the general body; not more than 12% a year, simple interest (earlier bye-laws allowed up to 21%) |
| Non-occupancy charges | 10% of the flat’s service charges, for flats let out by the owner |
| Service charges | Divided equally among all flats, whatever their size |
| Sinking fund | At least 0.25% a year of the flat’s construction cost |
| Repair and maintenance fund | At least 0.75% a year of the flat’s construction cost |
Worked example
Service charges are Rs 3,000 a month and the flat is let out: non-occupancy charges can be at most Rs 300 a month. On Rs 20,000 unpaid for six months, interest at 12% simple comes to about Rs 1,200; at the old 21% it would have been about Rs 2,100.
