Bhiwandi, the powerloom town north-east of Thane, has a large number of community, religious and educational trusts, many of them decades old. Enquiries tend to concern boards that have changed without the register keeping pace, and property held by trusts in a town where land values have risen sharply.

Trusts in Bhiwandi
Bhiwandi trusts are registered with the Thane office. Older boards often need several changes reported together, and any dealing with trust land needs sanction before anything is signed.
- A trustee has died, resigned or been replaced: a change report is ordinarily due within 90 days. Check your date with the deadline calculator, and see the trustee change formats (मराठी नमुने).
- Selling, leasing or mortgaging trust property needs prior Section 36 sanction.
- Since 1 September 2025, perpetual trustees cannot exceed one-fourth of the board unless the deed provides for them, which matters for many older boards.
Mosques, madrasas and dargahs in Bhiwandi should check whether they are waqfs; if so, the Waqf Board, not the Charity Commissioner, deals with them. See Waqf or public trust?.
Documents and family matters
Gazette name changes, affidavits and notices are handled online and by appointment, so the distance from Malad rarely matters. For women facing a breakdown at home, the women’s rights guides cover maintenance, residence and stridhan; see also what to do if you have been forced out of the marital home, and the free maintenance affidavit helper.
How a Bhiwandi matter runs
Trust and documentation matters usually begin by telephone or WhatsApp, with papers sent electronically; attendance at the Thane office is arranged as part of the work. A meeting at chambers in Malad West is arranged where it is genuinely useful. For a contested case in a court at Bhiwandi or Thane, an honest view is given at the outset about whether it is better conducted by an advocate who practises there daily.
What to send first
- The trust deed and the PTR registration number, or the waqf registration details
- The latest Schedule I extract and the last accepted change report
- Minutes and letters about the change you need to report
